HOW WE WORK

Many of our clients require us to manage both the design and construction services for their projects (Design Build), but we can also build direct from your architect’s plans (Bid Build).  Please see below to learn more about the benefits of each.

Bid Build:

A very traditional method of selecting a contractor, Bid Build emphasizes the importance of the bottom line dollar.  In this scenario, the architect prepares documents on which general contractors place bids.  Because all contractors responding to the bid are working from the same information, this helps to ensure fairness amongst bidders, allowing for an “apples to apples” comparison.

Design Build:

With Design Build, your contractor is involved from the very beginning.  This method provides some great advantages for the client including faster delivery, ongoing cost control, competitive pricing and reduced risk of change orders.

We discuss the construction budget as the designs are being considered to help keep your project within budget.  Because we are involved with all the details of the project from start to finish, we serve as the single source of accountability for the entire project.  Close communication throughout the project means we stay on track and potentially shorten project completion time because bid time is reduced and scheduling can begin before the design is fully finalized.  Potential construction problems are uncovered early and resolved quickly.

We have in-house designers as well as great relationships with others and can connect you with those that best fit your style and design goals.  First we provide the preliminary budgeting and define the project’s scope.  Next we work together to create a design contract and further define the scope.  Permits are obtained and we competitively bid to your key sub trades to ensure the best price is passed along to you.
